Project Overview & Outcome

Location: Clapham Junction, London.
Project Type: Top floor flat
Scope: Complete structural conversion of a neglected 1-bedroom top-floor flat into a luxury 3-bedroom, 2-bathroom flat with a new private roof terrace built above.
Value Creation: Delivered a final Gross Development Value (GDV) of £1,075,000.
Exit: Secured a successful off-market sale to a cash buyer before the fit-out was fully complete.

Core Competence & Delivery

This project demonstrates efficiency and tenacity in overcoming regulatory hurdles:

Build Efficiency: Completed the complex loft and terrace construction in an accelerated 4-month build timeline.
Mitigating Risk: Despite securing swift planning permission, the project faced a 5-month stall while awaiting the Housing Association’s Licence to Alter approval.
Resolution: Executed a persistent project management approach, involving over 100 documented communications and continuous pressure, to successfully unblock the legal process and keep the build on track for rapid completion.
