Cathles

Project Overview & Outcome

Location: Clapham South, London.
Scope: Full renovation and extension, converting the unit from a 2-Bedroom configuration into a 3-Bedroom, 2-Bathroom layout across all floors, finished to a very high standard.
Value Creation: Final sale price of £950,000
Exit: Sold to a third buyer for cash within three weeks of the final marketing push.

Core Competence & Delivery

This project demonstrates strong problem-solving and tenacity in managing difficult sales and administrative errors:

Speed and Quality: Despite administrative delays, the physical construction mansard dormer was built out quickly in a 4-month timeline.
Mitigating Error: Made a strategic error by failing to secure the Housing Association Licence to Alter and airspace agreement correctly to exchange.
Resolution: Successfully managed the Housing Association’s requirements, mitigating the delay to three months, which was still well within the project’s overall buffer time.
Tenacity in Sales: Maintained project viability after two separate sales fell through days before exchange by securing a third, cash buyer within three weeks, demonstrating excellent sales agility.
