The Balham Grove project involved the complete residential asset repositioning of a severely neglected 2-bedroom, 1-bathroom ground-floor flat in South London, transforming it into a luxury 2-bedroom, 2-bathroom unit. The scope required a full strip-out and structural conversion to revitalise a property suffering from deferred maintenance into a highly desirable, turnkey asset. Critically, the team maximised the property’s utility by overhauling the garden to include a premium 20 square metre outdoor office/studio and a multi-tiered patio, greatly extending the functional living space.
The Cathles Project in Clapham South involved a full renovation and extension, successfully converting the unit from a 2-bedroom configuration into a 3-bedroom, 2-bathroom layout finished to a very high standard. Despite the physical construction of the mansard dormer being completed quickly in an accelerated four-month timeline, the project faced a self-imposed three-month delay due to an initial failure to secure the necessary Housing Association Licence to Alter and airspace agreement correctly. Demonstrating strong problem-solving, the team successfully managed the Housing Association’s requirements, mitigating the overall project delay.
This Clapham Junction project involved the complete residential asset repositioning of a neglected 1-bedroom flat into a luxury 3-bedroom, 2-bathroom flat with an added private roof terrace through airspace development. The complex structural conversion and loft build were completed in an accelerated four-month timeline, demonstrating exceptional build efficiency. Despite a significant five-month stall due to an overdue Housing Association’s Licence to Alter approval, the team’s tenacious project management, involving over 100 documented communications, successfully unblocked the regulatory hurdle. This effort culminated in the delivery of a £1,075,000 Gross Development Value (GDV) and a successful off-market sale secured with a cash buyer before the fit-out was complete.
The Queenstown Project in Battersea involved the full internal refurbishment and reconfiguration of a very old, untouched flat, acquired from a long-term private landlord, into a desirable 3-bedroom, 2-bathroom unit. Demonstrating innovative design, the team opted against a standard loft conversion, instead installing a new roof with vaulted ceilings and exposed steel to achieve an exceptional 3.6-metre ceiling height and a unique New York loft aesthetic. This high-spec construction was executed with impressive build efficiency, completing the work quickly and without the need for external scaffolding due to a clever internal roof structure cut-out.
The Ramsden Project in Balham involved the complete overhaul and extension of a formerly neglected asset into two luxury 3-bedroom flats: a ground-floor unit and an upper-floor unit. During demolition, the team’s value-add design identified a hidden full-sized cellar, which was strategically utilized to reposition the bathroom and utility, immediately converting the ground unit from a planned 2.5-bedroom to a highly desirable full 3-bedroom flat. The team demonstrated planning flexibility by quickly resolving an initial refusal for a roof terrace on the upper flat, successfully securing approval for the new 3-bedroom layout without significant delay.
